One of the biggest mistakes made when it comes to buying a new construction home is thinking that you don’t need your own REALTOR®. This assumption is largely made because of myths and misrepresentation of facts.

Here are the myths AND the facts:

Myth: I will get a "better deal" if I work directly with the builder or the site agent.
Fact: Not true.

  a. Usually the price of new construction is not negotiable
  b. The site agent splits their commission with YOUR Ellen Realty Group Agent
  c. Ellen Realty Group then pays you, the Buyer, 20% of OUR commission at closing,       so you actually make money dealing with us.

Myth: I don't need representation because they can explain everything to me.
Fact: Not true.

You are making one of the biggest investments you might ever make. Your very own REALTOR® can unemotionally and professionally look over the documentation presented to you to sign. After all, don't you want somebody making sure your best interests - and not the builders - are being met?

Myth: Having my own Buyers Agent/REALTOR® will cost money.
Fact: Not true.

Having your own buyers representation is usually FREE. Most Builders actually welcome outside REALTOR® and invite them to show their new homes to potential buyers!

Myth: I can go looking on my own. After I find the home I want, I'll call my REALTOR® then.
Fact: Not true.

In builder communities, your REALTOR® needs to be with you to sign you in during your first time visit or they cannot represent you and be paid by the builder. (Which means that you are not eligible to be paid by Ellen Realty Group at closing, either)

If you must go alone for the first time, make sure you give the site agent working for the builder your REALTOR® name, business card and tell them you are being represented by your Ellen Realty Group Agent.

Site agents work for the builder - but your Realtor is working for you.
