Here is how the Buyer Rebate works:

The Listing Brokerage (the Sellers agency) offers to pay the Buyers Agent (the agency representing the Buyer) a certain commission amount. At closing, both agencies are paid from the sales proceeds.

At final closing, you as the Buyer will be given an actual cash bonus. This bonus is 20% of your Buyers Agency Commission for properties with a final selling price of over $100,000 and $250 for properties with a final selling price under $100,000. Here is a working example:

Let's say you buy a home using an Ellen Realty Group Agent all the way through until closing. The price of the home is $250,000, and the commission paid to Ellen Realty Group by the selling brokerage amounts to $7,500.00.

Using the above example, you would receive $1,500 at the time of closing, which is 20% of the commission earned by Ellen Realty Group.

This money can be used in many ways: to pay for new furniture, pay for moving expenses - anything you like, as long as it is legal and not prohibited by your Lender.
